2011 Building Permit Increase - US Census Bureau

According to the Building Industry Association of Washington residential building permits have steadily increased in King and Snohomish County from 2010 to 2011. King County’s Year to date totals in 2010 were 2,582 while in 2011 they increased to 3,003. Snohomish County saw the same uptick in building permits increasing by 229 permits from 2010 to 2011. It is nice to see signs of growth in the building industry.

In today's economy investing in your home is a good decision.  Home improvements enhance your home's value, appearance as well as adding renewed appreciation to your surroundings.  Hardwood floors are well known for their longevity and richness.  "They are the little black dress" of home appeal.  They also have a "forgiveness" quality as they are typically easy to repair and provide versatility; you can change the stain color to work with your personal preference throughout the years.  Many of the beautiful historic houses of Seattle still have their original hardwood floors in them - Now that is value!

Prefinished floors VS. Site-finished floors

There are alternatives to the types of hardwood floors you can choose to install in your household; besides the obvious choices of species of wood, stain shading, and finishes, there is also the factor of prefinished flooring and site-finished flooring. Prefinished flooring is hardwood that is either solid or engineered. The hardwood goes through treatment at the factory; at this time ten or so coats of different colors of stain are baked onto the wood. This process creates a product that is ready to install in homes. While site-finished hardwood flooring begins with untreated wood which is first installed in homes and then treated with stain and finish once installed.

Choosing engineered wood for your hardwood floors: Factors to consider

Engineered wood is a more environmentally friendly alternative to real wood. Engineered wood uses a wear layer and underneath this section is a portion(s) of plywood (that acts as backing for the real wood) that varies in thickness depending on the brand and product. Engineered wood uses a solid of species of wood; this top sheet of real wood also varies in thickness much like the backing. The depth of this sheet determines how many times the floors can be refinished. Refinishing an engineered flooring means sanding down a level of the real wood layer in order to remove any scratches, dents, or everyday wear and tear. This process can only be done a few times depending on the size of the wear layer. If the layer is only a eighth of an inch then the refinishing process can only be done once. Depending on the product there are various levels of wear layers and installation requirements. When looking into the product be aware that some flooring must require a specific surface for installation while others are more flexible when it comes to installation. More moist conditions also can influence what type of flooring would be most suitable for your home.
